Our Services
Lutetia Group is a Paris-based agency, founded in 1989, specialising in the rental of luxury villas and chalets, property management and private concierge services across Europe and selected destinations.
The Site is an information and presentation platform. Descriptions, photographs, availability and prices shown on the Site are given for information purposes, are indicative and do not constitute a binding contractual offer. They may change at any time, notably according to the owners’ decisions and availability.
Access to the Site
The Site is freely accessible to any user with an Internet connection. Costs of access and equipment remain the user’s responsibility. Lutetia Group endeavours to keep the Site available at all times but cannot guarantee uninterrupted access; it may suspend the Site, in particular for maintenance, without notice or compensation.
Use of the Site
You agree to use the Site in a lawful manner and in accordance with these Terms. In particular, you shall not:
- use the Site for fraudulent purposes or in breach of applicable laws;
- attempt to gain unauthorised access to the Site, its servers or its data, or disrupt its operation;
- extract or reuse, systematically or by automated means (scraping, robots), all or part of the content of the Site;
- send false, misleading or third-party information in your enquiries.
Enquiries, Bookings and Prices
Requests made by email, telephone or WhatsApp are enquiries and do not bind either party. A booking becomes final only once a written rental or service agreement has been signed by the client and the agreed deposit has been received. That agreement sets out the property, the dates, the price, the payment schedule, the security deposit, the cancellation conditions and the house rules.
Prices are stated in euros. The final price, including applicable taxes (such as VAT where due and the local tourist tax) and any optional services, is confirmed in writing before any commitment.
Right of Withdrawal
In accordance with Article L.221-28, 12° of the French Consumer Code, the right of withdrawal does not apply to accommodation services, other than residential accommodation, and to leisure services provided on a specific date or period. Rentals and concierge services booked for given dates are therefore not subject to a right of withdrawal; cancellation is governed solely by the conditions of the signed agreement.
Intellectual Property
The Site and all of its elements, texts, photographs, videos, graphics, logos, the “Lutetia Group” name and brand, layout and software, are protected by the French Intellectual Property Code and belong to Lutetia Group or to their respective owners, who have authorised their use.
Any reproduction, representation, adaptation or exploitation, in whole or in part, by any means, without prior written authorisation from Lutetia Group is prohibited and constitutes infringement punishable under Articles L.335-2 et seq. of the Intellectual Property Code.
Liability
Lutetia Group takes the utmost care in keeping the information on the Site accurate and up to date, but cannot guarantee that it is complete or free of errors. Lutetia Group shall not be liable for indirect damage resulting from the use of the Site, nor for interruptions, malfunctions or viruses beyond its reasonable control.
Nothing in these Terms limits the rights granted to consumers by mandatory provisions of French law, nor the liability of Lutetia Group for gross negligence or wilful misconduct.
External Links
The Site may contain links to third-party websites or services (for example messaging or mapping services). Lutetia Group has no control over these resources and accepts no responsibility for their content or practices.
Personal Data and Cookies
Personal data collected through the Site and our services is processed in accordance with the General Data Protection Regulation (EU) 2016/679 and the French Data Protection Act. For full details, please read our Privacy Policy and our Cookie Policy.
Consumer Mediation
In the event of a dispute, we invite you to contact us first at contact@lutetia-group.com so that we can seek an amicable solution. Pursuant to Articles L.611-1 et seq. of the French Consumer Code, any consumer may then refer the matter free of charge to the following consumer mediator.
Changes to these Terms
Lutetia Group may amend these Terms at any time in order to adapt them to changes in the Site, its services or the law. The applicable version is the one online on the date you use the Site; the date of the latest update appears at the top of this page.
Governing Law and Jurisdiction
These Terms are governed by French law. They are drafted in English; a French version is available on request.
Any dispute relating to their interpretation or performance shall, failing an amicable settlement, be brought before the competent French courts. Where the user is a professional, exclusive jurisdiction is granted to the courts of Paris. Where the user is a consumer, the court competent under the rules of the French Code of Civil Procedure and the Consumer Code shall have jurisdiction, and the consumer retains the protection afforded by the mandatory rules of their country of residence.
