Villas to rent near Cannes, chosen by hillside and cape
From La Croix des Gardes to Californie and on to the Cap d’Antibes, four villas compared by setting, distance to the Croisette and the way each address feels.
In brief
Speak to Nathalie or AdamAround Cannes, the address shapes a stay more than almost anything else. A few streets can separate a villa from which you stroll down to the beach from one wrapped in pine woods, and further along the coast the Cap d’Antibes has a character entirely its own. When guests look at villas to rent near Cannes, we explain the quarters first and only then talk about individual houses.
Our selection covers four settings: the wooded hill of La Croix des Gardes, the grand residential slopes of Californie, the lower streets of Basse Californie close to the seafront and, beyond Cannes itself, the Cap d’Antibes, where Villa Zeliane stands within a private estate. Each villa has been visited by our team, and each answers a different idea of a Riviera stay.
This guide is for the guest who has chosen the Cannes area and now needs to decide exactly where, whether for a family summer, a gathering of friends or a stay around a professional event. It sets out the trade-offs plainly, with the travel facts that matter, so the decision can be made with confidence.

Basse Californie is the address for walking. Villa Sorya sits in this prized residential quarter a few steps from the Croisette, its beaches and boutiques, with a sea view and a rooftop terrace made for the hour before dinner. For guests who would like to leave the car behind and live between the villa and the seafront, no house in our selection is closer.
Higher up the slope, in Californie, Cannes keeps its most prestigious residential hillside, with grand houses set in gardens above the bay. Villa Elaris is here, its glass façade facing a panorama that reaches the Lérins Islands, and the Croisette is still only a few minutes’ walk downhill. It offers the balance many guests seek: height and calm, with the town within reach on foot.
La Croix des Gardes, one of the greenest residential areas of Cannes, feels like countryside on the edge of town. Villa Orvella stands on this wooded hillside beside the park of La Croix des Gardes, among pines and mimosa, looking out to sea. The appeal here is staying in: a heated pool fed by two waterfalls, a hammam and sauna, a rooftop garden and outdoor fireplaces for cooler evenings.
Why consider the Cap d’Antibes
The Cap d’Antibes lies east of Cannes along the coast, between Cannes and Nice, and is one of the most exclusive stretches of the Riviera. Villa Zeliane is on the Cap d’Antibes, not in Cannes, within a secure private estate. A beach is a few minutes away on foot, and from the first floor living room the view runs across the bay of Juan-les-Pins to the open Mediterranean. Terraced gardens of pines, cypresses, fruit trees and citrus lead down to a heated pool and a private tennis court.
What sets this villa on the Cap d’Antibes apart is the service built into the stay. A butler, a housekeeper and security are included, with daily breakfast, chilled drinks and mineral water. A private chef prepares one lunch or dinner each week, a car with chauffeur is available five hours a day, airport transfers are provided and two one-hour body treatments accompany each stay. Guests also have exclusive access to the restaurants, pool, spa and tennis courts of a legendary hotel on the Cap, a few minutes’ walk away.
The trade-off is distance from the Croisette. The Cap suits guests who put seclusion first and go into Cannes for an evening, rather than those who want to walk to the Palais des Festivals each day; with a chauffeur available every day, that journey takes care of itself.
The Croisette, the airports and the sea
Cannes is 27 km from Nice Côte d’Azur airport and can be reached in less than 30 minutes, which keeps long-haul arrivals straightforward. For private flights, Cannes-Mandelieu airport is 15 minutes from the town centre and the Palais des Festivals. Helicopter transfers, chauffeurs and private jets are arranged on request, and the exact journey time to each villa is set out in your proposal.
In town, the Croisette stretches for 3 km from the Palais des Festivals to Port Canto. From Villa Sorya it is a few steps away and from Villa Elaris a short walk down the hill, while Villa Orvella and Villa Zeliane are better paired with a chauffeur for evenings out. The Lérins Islands, 15 minutes by boat from the port of Cannes, are easily added to any stay with a yacht charter.
- Walk to the Croisette: Villa Sorya, Basse Californie

- Woodland calm and a pool fed by waterfalls: Villa Orvella, La Croix des Gardes

Luxury villas in Cannes and on the Cap
Three luxury villas in Cannes and Villa Zeliane on the Cap d’Antibes, near Cannes rather than in it. Sleeping arrangements and space for each are shown in the table below.
What makes the difference
Every residence is visited by our team, every stay is followed by one dedicated contact, and breakfast and a private concierge are always included.
Quarters explained honestly
We tell you what each address gives and what it asks in return, including the walk back uphill and the evenings that call for a car. A luxury villa rental in Cannes should suit your days, not only your photographs.
Every villa visited
Our team sees each residence before it joins the collection, so we describe the gardens, terraces and approaches from experience. That is how we can compare a hillside in Cannes with a garden on the Cap.
Leisure or business, weighed first
During the Film Festival or Cannes Lions, being close to the Palais des Festivals may matter most; for a summer holiday, a garden and quiet often matter more. We ask why you are coming before we suggest an address.
More than the website shows
Some residences we work with are not published online. If none of these four settings feels right, tell us, and your advisor will look further on your behalf.
Good to know
Anything else? Our team in Paris answers personally, usually within the day.
Ask our teamWhich area near Cannes is closest to the Croisette?
Basse Californie. Villa Sorya is a few steps from the Croisette, its beaches and boutiques. Villa Elaris, higher up in Californie, is a few minutes’ walk downhill, which still allows guests to go out without a car.
Is Villa Zeliane in Cannes?
No. Villa Zeliane is on the Cap d’Antibes, east of Cannes along the coast, within a secure private estate. We include it here because many guests weighing the hills of Cannes also consider the Cap. With a car and chauffeur available five hours a day as part of the stay, evenings in Cannes remain easy.
What is the difference between Californie and Basse Californie?
Californie is the higher hillside, with grand houses in gardens and wide views over the bay; Villa Elaris looks out to the Lérins Islands from there. Basse Californie lies lower and closer to the seafront, which is why Villa Sorya is the most walkable of our Cannes villas. Both are prized residential quarters.
Is La Croix des Gardes a good choice for a quiet stay?
Yes, for guests who value green surroundings. It is one of the greenest residential areas of Cannes, and Villa Orvella sits beside the park of La Croix des Gardes among pines and mimosa. It suits those who enjoy days at the villa and use a chauffeur, arranged on request, for trips into town.
How do we compare these villas before deciding?
Share your dates, your party and the reason for your stay, and we will send a tailored proposal with the villas that fit, their layouts and the services included. Prices are on request. A rental agreement follows before anything is confirmed, and one dedicated contact handles every question along the way.
