In brief

Speak to Nathalie or Adam

Many of the most coveted villas near Saint-Tropez are not, strictly speaking, in the town at all. The land around the Gulf is shared by Saint-Tropez itself, Ramatuelle and Gassin, and the beach most visitors picture lies in Ramatuelle, where Pampelonne runs for 4.5 km of fine sand. Where you stay on this small map changes the shape of your days more than any single feature of the house.

We tend to describe the choice as three settings. On the heights of Gassin, a villa looks down across the Gulf with distance and calm. In Ramatuelle and along the Route des Plages, the beach becomes part of every day. And on the Saint-Tropez shoreline, at Les Salins, Les Canoubiers or the Parcs de Saint-Tropez, you are nearest the village and often right on the water.

Below we look at the trade-offs of each, through the six luxury villas in Saint-Tropez and its neighbouring villages that represent them in our collection. The table further down sets out their layouts; the prose here is about setting, views and time on the road.

Gassin

The heights of Gassin, for the view and the quiet

A villa in Gassin trades the beach on the doorstep for perspective. Villa Evara sits within a private gated estate on the Gassin heights, and from its terraces the view takes in the bell tower of Saint-Tropez, the bay, the red peaks of the Estérel and, on clear days, the Southern Alps. It is a fully home-automated contemporary house with a heated pool, outdoor lounges, a bar and a pétanque court, and a gym and wine cellar inside.

The trade-off is a short drive for everything: Place des Lices is about twelve minutes away by car and the beaches of Pampelonne about sixteen. For guests who value evenings above the Gulf more than an afternoon stroll to the sand, that is an easy bargain, and a chauffeur can be arranged on request so nobody has to think about parking in the village.

Ramatuelle and the Route des Plages

Near Pampelonne, where the beach sets the pace

Guests who want to rent a villa by Pampelonne usually want one thing above all: to walk to the beach. Villa Solara, a villa in Ramatuelle, is a few minutes on foot from the beaches of Pampelonne, with sea views from the pool and the master suite. Its grounds are made for active days, with a heated pool and diving board, a cold plunge pool, a floodlit tennis court also marked for football and basketball, a children’s play area and a professional summer kitchen with pizza oven and barbecue.

Villa Orea, in Les Marres along the Route des Plages, looks across the vineyards to the sea and sits about eight minutes by car from both Pampelonne and Place des Lices, a useful midpoint for those who want beach afternoons and village evenings in equal measure. Its 18 m heated pool, hammam and private beauty salon keep the house lively on days when nobody wants to leave.

The Pampelonne shoreline is classified as a remarkable natural area, and much of its appeal lies in that protected landscape. The compromise on this side is distance from the old port, though at Orea and Solara the village is still close enough for dinner.

Saint-Tropez itself

On the peninsula shore, near the village and the water

Staying within Saint-Tropez keeps the village and its harbour at hand. Villa Vittoria is right on the water at Les Canoubiers, six minutes by car from Place des Lices, with gardens running down to the sea and a private helipad. Villa Calista stands on the waterfront at the Pointe de la Rabiou inside the Parcs de Saint-Tropez, a private guarded estate, where a heated infinity pool seems to melt into the bay; it too has its own helipad.

Villa Amara, in the quiet residential corner of Les Salins, looks out over the sea from terraces set around a heated pool and hot tub, and its two independent buildings give each household a space of its own. Place des Lices is about ten minutes by car. The trade-off on this side is the distance to Pampelonne, roughly sixteen to twenty minutes by car depending on the villa, which many guests gladly accept in exchange for a morning swim from their own shore.

  • Gassin: a view across the whole Gulf, a short drive to beach and village
  • Ramatuelle and the Route des Plages: the beach first, the village a drive away
  • Saint-Tropez shore: waterfront living with the village closest

Why Lutetia

What makes the difference

Every residence is visited by our team, every stay is followed by one dedicated contact, and breakfast and a private concierge are always included.

I

We begin with the setting

Before discussing any house, we ask how you picture an ordinary day: on the sand, on the water or above it all. The answer usually points to one side of the Gulf.

II

Drive times from visits, not maps

Every villa on this page has been visited by our team, and the distances we give come from that knowledge. You will know before booking how far the beach and Place des Lices really are.

III

Arrivals planned door to door

The Golfe de Saint-Tropez airport is 15 km away, Toulon-Hyères 52 km and Nice Côte d’Azur 94 km. We arrange chauffeurs and helicopter transfers, and at Vittoria and Calista guests can land on the villa’s own helipad.

Questions

Good to know

Anything else? Our team in Paris answers personally, usually within the day.

Ask our team
Is Ramatuelle or Gassin the better base for a villa near Saint-Tropez?

It depends on your priorities. Ramatuelle puts Pampelonne within easy reach, and within walking distance at Villa Solara, while Gassin offers height, calm and a view over the whole Gulf from Villa Evara. Both are a short drive from Place des Lices.

Can we walk to the beach from any of these villas?

From Villa Solara, yes: the beaches of Pampelonne are a few minutes away on foot. Villa Vittoria and Villa Calista sit on the waterfront itself, with the sea at the end of the garden rather than a sandy beach. From the other villas, Pampelonne is a short drive.

Which airport should we fly into?

The Golfe de Saint-Tropez airport, between Cogolin and La Môle, is 15 km from Saint-Tropez and open all year round. Toulon-Hyères is 52 km away, about an hour by car, and Nice Côte d’Azur is 94 km away, about an hour and a half. We arrange the onward transfer by car or helicopter.

Is it worth staying on the Saint-Tropez shore rather than near the beaches?

For guests who love the water itself, often yes. Les Canoubiers, Les Salins and the Parcs de Saint-Tropez bring the sea to the garden and keep the village close, at the cost of a longer drive to Pampelonne. If beach days are the heart of the holiday, Ramatuelle or the Route des Plages may suit you better.

Is the village market easy to reach from these villas?

Very. The Provençal market on Place des Lices is held all year round on Tuesday and Saturday mornings, from 8am to 1pm, and every villa on this page is a short drive away. A chauffeur can be arranged on request so you are not hunting for parking.
